Council and Planning Portal Fees

Council application fees and Planning Portal service charges are separate from our drawing fee. These are paid by the applicant when the planning application is submitted.

For a typical householder planning application in England, a council application fee may apply. A Planning Portal service charge may also apply when submitting an application online.

As fees can change, the final amount should always be checked through the Planning Portal or confirmed with the relevant local council before submission.

Our quote covers the preparation of the drawings only, unless submission support is agreed separately.

What Can Affect the Price?

Most standard residential projects fall within the starting prices above. A higher fee may apply if the project requires additional work.

Common factors that can affect the price include:

  • Larger or more complex properties

  • Multiple design options

  • Additional elevations or sections

  • Retrospective planning issues

  • HMO or change of use requirements

  • Planning appeal drawings

  • Lease plans or boundary plans

  • Urgent turnaround requirements

  • Significant redesign after the original scope is agreed

If your project is straightforward, the price stays straightforward.

  • Building regulations package

  • Planning application submission fee

  • Planning Portal service charge

  • Council application fee

  • Building control fees

  • Party Wall matters
