How much does it cost?

Prices start from £450 for garage conversions, house extensions and planning application drawings, and from £550 for loft conversions. Every project receives a fixed quote before any work begins — see our pricing page for a full breakdown of what is included.

How does payment work?

A deposit is payable once the quote is agreed, with the balance due when the final drawings are issued. For most projects this is 30% upfront and 70% on delivery. There are no hidden extras — the fixed quote you receive is the amount you pay.

Do I need an architect?

For planning drawings on a standard residential project — an extension, loft or garage conversion — no. The council needs accurate, correctly scaled drawings, which is exactly what a specialist drafting service provides. Architects typically charge £1,200–£3,000 for the same planning-stage drawings. Where a project needs significant design input — an unusual site or a bespoke design — an architect can add value, and we will tell you honestly if that applies to your project.

What do I actually get?

Scaled existing and proposed floor plans, elevations and a site/location plan. Everything a planning officer expects, delivered as a PDF pack. You can submit directly to the council portal — no additional work needed.

What is the difference between planning drawings and building regulations drawings?

Planning drawings show what you propose to build — they go to the council for approval. Building regulations drawings show how it is built — structural details, insulation, fire safety and drainage, checked by building control before construction. We prepare planning drawings. Building regulations packages require a structural engineer alongside, and we can point you in the right direction when you reach that stage.

Do I need planning permission?

Not always. Many extensions, loft conversions and garage conversions fall under Permitted Development. We confirm your planning route before any drawings are prepared — so you never pay for an application you do not need.

My property is in a conservation area — what does that change?

Parts of Jesmond, Gosforth and the city centre sit within Newcastle conservation areas, where Permitted Development rights are often restricted or removed. In practice this usually means a full planning application is required even for smaller projects, and drawings may need more detailed presentation. We check your address against conservation area maps and Article 4 directions before quoting — it is part of confirming your planning route.

What if planning permission is refused?

We review the council feedback and advise on realistic amendments. Minor revisions are included.

What do I need to provide to get started?

Very little. Your address, a short description of what you are planning and a few photos are enough for a fixed quote. No existing drawings, measurements or technical details needed — we take care of all of that at the site visit.

Is 5 working days really 5 working days?

Yes. The clock starts after the site visit and deposit payment. Standard projects — single-storey extensions, loft conversions and garage conversions — are delivered within 5 working days.

How quickly can you visit the property?

For most Newcastle and North East addresses, the site visit takes place within a few days of the quote being agreed — often the same week. Evening and weekend visits can usually be arranged around your schedule.

Do you submit the application for me?

We prepare the full drawing pack. Submission is usually completed by you through the Planning Portal, and we can guide you through the process.
