          Our prices cover the preparation of your drawing package. Council application fees and Planning Portal service charges are paid separately by the applicant.

         For a typical householder planning application in England, the Planning Portal fee is currently £548. A Planning Portal service charge may also apply for online applications. The final fee should always be checked through the Planning Portal or confirmed with the relevant local council before submission.

 /  COMMON QUESTIONS

What's the difference between planning drawings and building regulations drawings? Planning drawings show the council how your project will look — layout, scale and appearance. Building regulations drawings show it meets technical standards — insulation, fire safety, ventilation and structure details. Most projects need both, and we prepare both.

 

Do you provide structural calculations? No. Structural calculations for beams, joists and steels are done by a structural engineer you appoint separately. Building Control will ask for them before work starts.

 

Do you visit the property? Yes. Every residential project is measured on site, and the visit is included in the fixed price. Drawings made from photos or estimates are a common reason applications are queried.

 

How much do architectural drawings cost in the North East? Our drawing packages start from £450 with a fixed quote before any work begins. Council planning fees are separate — £548 for a householder application in England. See our pricing page for a full breakdown.
