What the price includes

A planning drawing fee should cover the complete package Newcastle City Council requires for a householder application:

  • Existing and proposed floor plans

  • Existing and proposed elevations

  • 1:1250 OS site location plan

  • 1:500 block plan

  • Planning statement where the council requires one

  • Minor revisions before final issue

The costs that are NOT the drawings

The drawing fee is only part of the total. Budget for these separately:

Council application fee — £548. Since 1 April 2026, a householder planning application in England costs £548, paid directly through the Planning Portal. This applies whether you prepare the drawings yourself or use any drawing service.

Planning Portal service charge. A small additional charge applies when submitting online. Check the current figure on the Planning Portal before submission.

Building regulations drawings. Planning drawings and building regulations drawings are different packages. Planning drawings deal with appearance, layout and planning permission. Building Regulations deal with structural safety, insulation, drainage, fire escape and construction standards. Extensions, loft conversions and garage conversions normally still need Building Regulations approval, even if the project falls under Permitted Development.

Structural calculations. Where steels or load-bearing alterations are involved, a structural engineer's input is priced separately.

Why prices vary between providers

In Newcastle you will see three tiers:

The real cost of cheap drawings

The real risk is not just the drawing fee. If an application is submitted with missing, inaccurate or incomplete drawings, it can be returned as invalid, delayed, queried by the council, or require revised drawings before the 8-week decision period properly begins.
