Site Visit + Drawings

We visit the property and take accurate measurements, then prepare existing and proposed drawings based on the real building — not assumptions or templates. Drawings prepared from photos or sketches are the most common reason councils query or refuse applications. We don't work that way.

Ready To Submit

You receive a clean PDF drawing pack ready for a planning application, a lawful development certificate or builder pricing. Every drawing is to scale, correctly labelled and prepared to Planning Portal standard.

What To Send?

You do not need technical drawings to start. Send whatever you already have — we will tell you what is useful.

Photos

Front, rear and side photos of the property, plus the area you want to change.

Sketch

A rough hand sketch is enough. It does not need to be accurate or professional.

Postcode

This helps check local context, conservation areas, Article 4 directions and the likely council route.

Your Goal

Tell us the outcome you want: a bigger kitchen, an extra bedroom, a home office. We work backwards from that.

The balance is due when the final drawings are issued. The 5-day clock starts after the site visit and deposit.

Minor Revisions Included

If the council requests small amendments, we resolve them without additional drawing fees. Significant redesign beyond the agreed scope is quoted separately — and discussed before any extra work begins.

AFTER YOUR DRAWINGS ARE SUBMITTED.

       Once your application is submitted via the Planning Portal, the council first checks the package is complete — this is called validation. A complete, accurate drawing pack passes validation first time; incomplete drawings are the most common reason applications are delayed on receipt.

 

       Newcastle City Council typically decides householder applications within 8 weeks of a valid submission. If the council comes back with questions about the drawings, we deal with them — that is part of the service.

 

       For projects under Permitted Development, no application is needed — but you will still need building regulations drawings before construction begins. We will point you in the right direction when you reach that stage.
