Do You Need Planning Permission for a Side Extension in Newcastle?

Many single-storey side extensions in Newcastle can be built under permitted development (PD) without a planning application. But the limits on width, height, position and planning history are strict, and side extensions lose PD rights entirely in conservation areas.

What Counts as a Side Extension Under Permitted Development

Under Class A of the General Permitted Development Order, a side extension is normally allowed without planning permission if it meets all of these conditions:

  • Single storey only

  • No more than 4 metres high

  • No wider than half the width of the original house

  • Eaves no higher than 3 metres where any part is within 2 metres of a boundary

  • External materials of a similar appearance to the existing house

  • Not extending beyond the front (principal) elevation, or beyond a side wall that faces a road

  • No balcony, veranda or raised platform

  • Extensions and outbuildings together covering no more than 50% of the land around the original house

"Original house" means the property as first built, or as it stood on 1 July 1948. Earlier extensions, including those by previous owners, count against your allowance. A rear extension, a side extension or a loft conversion already on the house can all affect what's left. Planning conditions from earlier approvals and Article 4 Directions can also remove PD rights, so check the property's planning history before you design anything.

For the wider rules, see our guide to permitted development vs planning permission.

When You Need Full Planning Permission for a Side Extension in Newcastle

You'll need a householder planning application if the extension breaks any condition above. Typical cases:

  • Two-storey side extensions

  • Extensions wider than half the original house or higher than 4 metres

  • Corner plots where a side elevation fronts a road (this needs careful checking, but a corner plot doesn't automatically mean planning permission is required)

  • Properties where PD rights have been removed by an Article 4 Direction or an earlier planning condition

Conservation Areas and Listed Buildings

Side extensions are not permitted development on designated land, which includes conservation areas. In a Newcastle conservation area, any side extension needs a householder planning application, however small. Check your address against Newcastle City Council's conservation area maps before you plan anything.

Listed buildings are a separate matter. Listed Building Consent may be needed for any work affecting the building's character, whatever the planning position.

Lawful Development Certificate: Worth It for PD Extensions

If your extension qualifies as permitted development, you can still apply for a Lawful Development Certificate (LDC). It's formal written confirmation from the council that the work is lawful, and a buyer's solicitor or mortgage lender may ask for it when you sell. Newcastle City Council recommends one where you want that confirmation in writing.

What You'll Pay: Drawings and Council Fees

Either route needs accurate drawings: site location plan, block plan, existing and proposed floor plans and elevations, and roof plans or sections where relevant.

Planning Permission vs Building Regulations

These are separate processes. Planning covers size, appearance and impact on the area. Building Regulations cover the construction: structure, foundations, insulation, fire safety, drainage, ventilation and energy performance. A side extension that's permitted development still needs Building Regulations approval. If you're also weighing up a rear extension, our rear extension planning guide covers the different limits.

Checklist Before You Build

  • Single storey, no more than 4 metres high, no wider than half the original house?

  • Eaves within 3 metres if close to a boundary?

  • Not extending beyond the front elevation or a road-facing side wall?

  • Earlier extensions taken into account?

  • No conservation area, Article 4 Direction, planning condition or listing affecting the property?

  • Building Regulations approval planned?

If any answer is unclear, settle the planning position before construction starts.

FAQ

Can I build a side extension without planning permission in Newcastle?Often, yes. A single-storey side extension can be permitted development if it meets every Class A condition and the property's PD rights haven't been removed. Planning history and location decide it, so check before you build.

Can I build a side extension in a Newcastle conservation area without planning permission? No. Permitted development rights don't cover side extensions on designated land, so a householder planning application is required.

Does a side extension need Building Regulations approval?Yes, whether it's permitted development or has full planning permission.

How long does a side extension planning application take?A householder application is normally decided within 8 weeks of validation. Drawing preparation happens before that, and we typically complete it within 5 working days of the site visit and deposit.
